What a Cornload Estimate Is and Is Not

Computer-generated estimate. Not an appraisal.

Cornload estimates homes on acreage and rural homesteads in six Northern California counties: Solano, Yolo, Alameda, Contra Costa, San Joaquin, and Stanislaus. The estimates are computer-generated from sales of those properties. They are not appraisals. They do not value agricultural businesses. yeatho is building it with partner and mentor Chris Traina.

Standard comps work until the house sits on acreage instead of a quarter-acre lot. Outbuildings, wells, septic, established trees, and usable slope do not show up the same way in tract-home models. Cornload trains on completed sales of homes on 1–160 acres so those features can be reflected. The published number is a starting point, not a guaranteed price or an inspection.

Owner-contribution features (the working name is “bestiment”) are in development so that details that do not appear in county records can improve the estimate. Expansion beyond the current counties is planned. The writing on this site keeps the Central Texas and rural self-sufficiency context here instead of sending every visitor off-site.
